Want to live where the luxury homes are? Houses in these four D-FW spots average a value of $1M or more - The Dallas Morning News

If you’re looking to live in luxury neighborhoods, the Dallas-Fort Worth area is home to four spots whose typical home value sits at $1 million or more, according to Zillow’s home value index. Typical homes in Highland Park, University Park, Westlake and Westover Hills are valued at a cool million or more.

According to a Zillow report this week, there was a surge in what it calls “Million-Dollar Cities” in the last year. Now, there are 312 cities across the U.S. where homes are valued at least $1 million, a 17% increase and the largest rate increase in the last 10 years.

At the end of 2020, Dallas County was leading North Texas in home sale price increases.

Across the nation, however, the typical home value is a little more than a quarter of a million, at $263,351 in November 2020, according to Zillow.

Curious to know what houses in these hubs of luxury living look like? Take a peek at some homes we’ve featured in all four of D-FW’s “Million-Dollar Cities”.

Highland Park

Zillow lists the typical home value in the town of Highland Park as $1,695,262 as of November 2020. According to Zillow’s home value index, home prices in the city are expected to rise more than 10.7% in the next year.

Take a look at this Highland Park home that recently made our Posh Properties list, a historic home on Beverly Drive listed for $9,995,000. The home is full of original hand-carved details, and the homeowners took 30 months to complete the renovation.

University Park

In nearby University Park, Zillow reports the typical home is valued at $1,468,731 in November 2020. The value is up 4.3% in the last year and expected to increase by 10.4% in the next year.

While University Park’s typical home may be less than $1.5 million, a few homes for sale are in the multi-million-dollar category. Take a look at this $22.5 million home in the area, which is still on the market.

Westlake

The town of Westlake has home values averaging at $1,752,752 as of November 2020, according to Zillow’s home value index. That value is a 6.2% increase from the previous year and is expected to grow 10.4% in the next year.

Westlake is home to the exclusive Vaquero neighborhood, and this updated home was on the market for $2,595,000 in October 2020.

Westover Hills

And over in Tarrant County, the town of Westover Hills made Zillow’s list of “Million-Dollar Cities” with typical home values at $1,677,514 in November 2020. They’ve increased by 2.8% in the last year and are anticipated to grow another 9.7% in the next year.

This French chateau-like estate sits in the Old Westover Hills neighborhood and was on the market for $5,350,000 back in February 2020.
