LISTING OF THE DAY
Location: Westport, Connecticut
Price: $12 million
This three-story, 20-room mansion stands on a point jutting into the Long Island Sound, and comes with a private beach, a deep-water dock and more than 170 feet of direct water frontage.
“Because the house is out on a point, you have more than 180-degree views,” listing agent Linda Skolnick said. “You get sunrises and sunsets on the water, and there is always something to look at in the water.”
“This is not your typical beach house,” said Ms. Skolnick, of Coldwell Banker Realty. “It was built very much to resemble a European estate.”

In many ways, the house is quite modern, “but it has a lot of Old World charm,” she said. The floors in the kitchen, for example, are 200 years old, from a Paris bistro.
The waterfront kitchen, which opens to the pool area, also has a two-inch-thick slab of marble that is “perfectly bookmatched,” a large center island and Traulsen commercial-grade appliances, Ms. Skolnick said. A separate butler’s pantry can serve as a tucked-away prep kitchen.
Views of the Sound predominate throughout the house.
“When you walk in the front door, the first thing you see is the water through the large arched windows,” Ms. Skolnick said.

Other architectural and design details include a slate roof, copper gutters, windows custom built in Belgium, Venetian plaster walls, a custom ice-melt system for the driveway, radiant-heat floors, high ceilings and a geothermal heating system.
Instead of having traditional sofas and slipcovered chairs, the ground-floor living room has been set up as an intimate game room, with a pool table. The family room has a marble fireplace and French doors that open to a limestone patio and the pool area.
The paneled dining room has a hidden temperature-controlled wine room. There is also a separate bar room that can be opened to the outside for indoor-outdoor entertaining.
The large second-floor primary bedroom suite has dual bathrooms and closets, a fireplace, a dropdown television screen and French doors that open to a limestone balcony overlooking the pool and the Sound. There is also a media room on the second floor.

The third floor features a new gym and spa, with a “special leather floor that was hand-crafted for this house,” Ms. Skolnick said. It also has an electronic sunroof that opens to the sky.
Because the house is set out on a rounded point away from other nearby homes, “it has a circle of privacy,” she said. “It’s a large house, but it’s all perfectly livable.”
The Stats
The 11,242-square-foot house has six bedrooms, seven full bathrooms and three partial bathrooms. It sits on a 0.68-acre lot.

Neighborhood Notes
Downtown Westport is just a few minutes from the house, Ms. Skolnick said. “It’s four minutes to the train station,” and the train to Manhattan is just under an hour from Westport.
“You’re kind of near everything, but you feel secluded when you’re there,” she said.
